Foundation Repair for Poway Homes

A 1970s slab in the valley and a custom home on a granite ridge fail for different reasons. We sort out which ground you are on, then fix the foundation to match.

Poway homes sit on very different kinds of ground. Hard granodiorite on the ridges. Clay-bearing sedimentary rock in other parts of town, plus graded fill made from it. Creek alluvium along the drainages. Poway Structural repairs foundations on all of it. We figure out why the house moved, explain it in plain terms, and do the work. For designs that need a stamp, our team coordinates with licensed engineers as needed.

Granite, clay, fill, and water

The City’s General Plan Safety Element (May 2026) names five principal geologic hazards: landslides, rockfall, seismically induced movement, settlement, and expansive soils. Three of them bear most directly on a house foundation.

Fill settlement. Hillside and estate lots are often built on cut-and-fill pads, where high ground was cut down and low ground filled to make a flat spot. The Safety Element says fill soils derived from the Friars and Mission Valley formations are the predominant materials in local fill-settlement and expansive-soil problems. Poorly compacted or wet fill compresses, and the part of the house on it drops. See fill settlement repair.

Expansive clay. The Friars Formation contains montmorillonite, a clay mineral that swells when wet. The Safety Element says damage happens when structures are built on this soil without adequate foundation design. It is a local problem, not citywide. The County’s 2023 hazard plan rates expansive soil low for Poway as a whole. See expansive clay.

Slope movement. Sedimentary slopes can creep or slide, and granitic slopes can shed rock where they are oversteepened. Homes near either need a closer look. See hillside foundations.

Water. The Safety Element lists saturation from prolonged rain, over-irrigation, leaky pools or pipes, and leach line discharge as triggers. On a big lot with a pool, lawn, and septic system, there is a lot of water to manage. See foundation drainage.

Tract slabs and custom hillside homes

Census estimates show Poway has about 16,900 housing units with a median build year of 1978. Homes from the 1970s make up over a third of the stock, and more than half were built before 1980. About three-quarters are single-family detached.

Our working picture, which is an inference and not City data, is two broad groups:

  • 1960s through 1980s tract homes, mostly on slab-on-grade foundations, with some raised floors in older houses. Problems to watch for: slab cracks, sticking doors, patios pulling away. See slab foundation repair.
  • Custom and hillside homes with stepped footings, cut-and-fill pads, and a lot of retaining wall. Problems to watch for: settlement on the fill side, wall movement, drainage.

Treat those two groups as a rough sketch. We confirm what you have on site.

Digging in granite

Granitic ground is solid support, but digging in it is slow. A 2022 geotechnical report for a Poway project describes decomposed granitic rock with low-expansion sandy soils, and notes that hard rock may need blasting. Not every lot is like that, but rock at shallow depth can change which pier or footing method makes sense. We look for it early.

Piers, footings, drainage, and more

The cause decides the fix, so the list below is a menu, not a package:

  • Water first. Regrading, downspout lines, irrigation changes, and dealing with pool or septic water. When water is driving the movement, nothing else should start until this is done.
  • Piers. They carry a footing down past soft or wet soil. On granite that may be a short reach. Over deep fill it can be a long one.
  • Footing sections. Cracked or undersized footing gets rebuilt in pieces, including the stepped footings on sloped lots.
  • Cracks. Closed last, after the ground is quiet. Details on crack repair.
  • Slabs and raised floors. Heave or settlement under a slab, or posts, piers, and beams in an older crawl space. See slab and raised foundation repair.
  • Walls. When a nearby retaining wall is part of the problem. See retaining wall repair.

Our process

  1. Talk. You tell us what you are seeing and a bit about the property.
  2. Walk. We go over the house and the lot. Floor readings, cracks, walls, slopes, water.
  3. Scope. We explain the likely cause and lay out the repair we would recommend.
  4. Engineering. When needed, an engineer designs it and a soils engineer may test first.
  5. Paperwork. Structural repairs usually need plans, and grading has its own City permit. Inside city limits that runs through City of Poway Building Services. A parcel with a Poway mailing address can still be unincorporated County land, which means County Planning & Development Services instead.
  6. Build and inspect. Work done, City inspections booked.
  7. Close out. We show you what was done and what to keep an eye on.

Straight answers

My house is on rock. Why is it cracking?

Part of it may be on rock and part on fill. Rock barely moves and fill can settle, so a house straddling the two can crack along the line between them.

Our house is from the 1970s. Is it due for foundation work?

Age alone isn’t a reason. A slab that hasn’t cracked, tilted, or started sticking doors may never need anything. What matters is change: a crack that grows, a floor that drops, a wall that moves.

Does a pool change what you recommend?

Sometimes. A leaking pool is one of the saturation triggers the City names, so we check for signs of a leak near the house and the pool deck before deciding the foundation is the whole problem.
